license data \/ ready reckoner zones)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<ol start=\"3\" class=\"wp-block-list\">\n<li>Backdated Compensation<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">If delay occurs before vacating,<br>\u2192 Developer must pay the difference retrospectively<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<ol start=\"4\" class=\"wp-block-list\">\n<li>Delay = Developer Liability<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Any delay between:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>DA signing \u2192 Vacating<\/li>\n\n\n\n<li>Vacating \u2192 Construction<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">\u2192 Rent increase burden must be fully borne by developer<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<ol start=\"5\" class=\"wp-block-list\">\n<li>Lock-in Protection<\/li>\n<\/ol>\n\n\n\n<p class=\"wp-block-paragraph\">Rent once revised must continue increasing annually<br>\u2192 Not reset or renegotiated later<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Why This Clause is Critical (Hard Truth)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Most PMCs:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Ignore this completely OR<\/li>\n\n\n\n<li>Keep a generic escalation clause (which is useless)<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Developers:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Intentionally avoid this clause<\/li>\n\n\n\n<li>Benefit from delays<\/li>\n\n\n\n<li>Save crores at your cost<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Advance PMC View (Straight Reality)<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your agreement does NOT have a Rental Inflation Compensation Clause:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2192 You are already financially exposed<br>\u2192 Your rent will not match market reality<br>\u2192 You will subsidise the developer\u2019s delay<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u2e3b<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cIf your rent is fixed today but your vacating happens after 2\u20133 years \u2014 you are already losing money.
